The Godstone Green Owners’ Association is an independent private company established for plot owners.
We are not connected with, affiliated to, or acting on behalf of the original landowners, developers or previous sellers of the estate.
We believe that by working together we have a far greater opportunity to protect our investment, strengthen our collective voice and help shape the future of Godstone Green.
Our objectives include:
- Working collectively towards future planning opportunities.
- Coordinating the removal of the historic 25% overage clause.
- Developing a unified vision for the estate.
- Exploring architectural styles that respect local planning policies and the estate covenants.
- Appointing professional advisers where appropriate.
- Sharing information and keeping owners informed.
- Ensuring every member has a voice in important decisions affecting the estate.
Every major decision made by the Association is intended to be discussed with, and voted on by, its members.
Membership
Membership of the Godstone Green Owners’ Association is open exclusively to owners of plots within the estate.
Each owner is required upon registration to pay a one-off lifetime membership contribution of £1,370.00.
There are no annual membership fees. The contribution is made once and supports the Association’s long-term objectives on behalf of its members.
Membership includes:
- Voting rights on Association decisions.
- Participation in collective planning initiatives.
- Participation in the overage removal campaign.
- Access to member meetings and updates.
- Access to professional reports and project information commissioned by the Association.
- The opportunity to help shape the future design and development vision of Godstone Green.

Membership Contribution
The £1,370.00 is a one-off registration fee payable when joining the Godstone Green Owners’ Association. This contribution covers the establishment and administration of the Association and enables owners to become full voting members.
It is important to note that this registration fee does not include the costs of future professional services that may be required to achieve the Association’s objectives.
Should the members decide to proceed with future projects—such as pursuing planning permission, appointing consultants, or taking legal action—any associated costs will be:
- Discussed openly with all members;
- Presented with full details and cost estimates;
- Subject to a vote and approval by the membership before any commitment is made; and
- Shared equally among participating members, unless the members collectively agree to an alternative arrangement.
These future costs may include, but are not limited to:
- Planning consultants
- Planning solicitors
- Architects
- Transport consultants
- Ecologists
- Surveyors
- Civil and drainage engineers
- Legal advisers
- Project management and administration
The Association is committed to operating with complete transparency. No significant expenditure will be incurred without first obtaining the approval of the members through the Association’s voting process.
