About the Estate

Godstone Green is a residential estate of 319 numbered plots on Byers Lane, Godstone, Surrey (RH7 6JX), just off the A22. The plots span two areas: the main estate (plots 1–239) and a further zone across the road (plots 240–319). Plots vary in size — smaller plots suit semi-detached homes, larger plots detached.

Building on your plot

A restrictive covenant requires that any dwelling be built of brick, stone, cement or similar material. The owners’ association is coordinating a joint application for planning permission, so owners can move forward together rather than alone.

The overage clause

The plots are subject to a 25% overage clause dating back to 1996. The association invites owners to join the collective action to have it removed. (We are not connected to the original owners.)

Estate value

Land Registry records show plots sold for an average of £17 per square foot in 2007–2008, and £31 per square foot between 2018 and 2020. The estimated value in 2026 is around £35 per square foot.
